The initial experience with OpenDoor went well -- the primary client point-of-contact was supportive, and the website tools/docs are fairly straightforward. As an owner of a condominium with an HOA, I was very clear at the start of the process that OpenDoor would need to submit an HOA application with a real life person. Two OpenDoor contacts assured this would not be an issue.
After almost 6 weeks of work prepping, documenting, and signing the contract, I was verbally informed OpenDoor was terminating the contract for lack of a representative to submit the HOA application -- can't imagine it could get worse, but it did. OpenDoor sent me a termination letter a few days later stating I, the seller, terminated and allowed them to walk away with the contract earnest money.
The entire ordeal was a total loss, and very disappointed considering the service other sellers seem to have received.

The process of selling my mom's house was unbelievably smooth and the offer was very fair. I honestly thought that an offer from Opendoor would be similar to that of other local cash-buyers in our area. I was wrong. The offer was right at market value and actually a decent amount more than what she was expecting. The final offer came back even higher than the initial estimate and we couldn't help but think there was some "catch". There wasn't. At all. We did a virtual walkthrough which took about 15 minutes. The next day someone came to the property and looked at the exterior only. We didn't even know they were there that is how efficient they were. The final offer was sent the next by our amazing Experience Partner, Chloe. A breakdown of the offer gave the proposed sale price minus the Opendoor service fee of 5%, closing costs of .3% (I think this number varies for everyone), and repair costs of a little over $13k. This was all very fair. The house did need some repairs/items replaced (AC unit, paint, probably some other cosmetic things too). Knowing that we didn't have to worry about making these repairs was honestly so great. My mom and I both liked having this built into the sale. She chose a closing date about 60 days out from the date she accepted the offer. By the time closing neared, she had been assigned a new Experience Partner, Paul, who was also really awesome. This did not affect the sale in any way and the rest of the process continued to be smooth. The week of closing was a very busy one for my siblings and I as we were all travelling to mom's house to pack everything up. The day before closing she had all her belongings out, I snapped the requested photos and uploaded them to the website. Within 30 minutes Opendoor had already accepted the photos and final checkout list. The next morning someone from the title company came to my mom's new apartment to sign the documents and WITHIN HOURS she had the funds deposited into her bank account. This was after her mortgage was paid. Opendoor seriously was able to transfer the money from them to the mortgage holder and then to my mom on the very same day. That is so amazing to me. Every step of this process has been easy and very great. I will recommend Opendoor to ANYONE wishing to sell for as long as they are offering to buy homes. You have a promoter for life with me! THANK YOU SO MUCH!

First of all apologies for any typos, I am doing this on my phone.
We had a great experience working with opendoor, no surprises which is rare if not impossible. The information I got on the very first day is exactly how it went on the last day. Here’s how it went.:
It was about couple of months back that I learned my job is going remote, so we decided to move back to the west coast to be with the family. I checked opendoor online and provided some info, they got back to me with a quote that was fair market value and I accepted. Got a call from their agent Kendra, she was very professional and took her time to explain me the entire process. No gimmicks, no pressure, no selling, she explained in very simple and clear terms of the amount they offered, cost of transaction, repair estimates and the steps involved, which was all fair and in line with my expectation. What sold me was when she mentioned that I get to choose my closing date and there is flexibility with that. We knew we are moving but had no idea on exact date that would happen, plus because of our family situation we couldn’t take care of repairs. I explained our situation to Kendra and she advised me not to do any repairs and that they would buy as is, which was a huge relief. Since that day everything went as expected, except we had to move the closing date once because of family emergency. I texted Kendra to push the closing by 10 days and she took care of it. We closed at 5 pm on the scheduled day, money in bank the very next day. They also have option for late checkout which helped us with our move, I would strongly suggest to learn about it.
This is our second home we sold, the first one was conventional sale about a few years back and that was a nightmare.
My impression of opendoor is that it is an ethical tech company that i would compare to the likes of Uber and Airbnb, a genuine business model which disrupts the conversational painful and unpredictable aspect of home buying and selling and delivers an experience which puts you in control.
We are so pleased with how things went that we have been recommending opendoor to all our friends and family.

If you want to sell your home legitimately as soon as possible with as little effort as possible, then OpenDoor is your answer. My wife and I contemplated moving out of state (across the country) and determined all requirements in order to execute that process. We started conversations with OpenDoor to learn that we would just have them do their required inspections, and if we received an offer that we had no obligations to accept it. We already knew our market price as well. So, we put our "moving out of state" plan in place within the time frame allowed to make a decision (7-9 days; they are flexible). We were able to talk to a builder and get under contract by the time we had to go back to OpenDoor with our decision. The best part - OpenDoor allows you 9 months to close on your house IF YOURE BUILDING YOUR NEXT HOUSE. This was a no-brainer for us because we could focus solely on our move. Seriously, thanks so much for taking the most stressful part of the process away from us! I've moved over 10 times in my life, and this was the best one yet.

The best stress free, most comfortable, easiest way to sell my beloved house. My offer was way over the realtor ‘s initial price point. Open Door was super communicative the whole way through - I wanted to close in June 2022 when school got it out and they were super awesome about that; the realtor wanted me to close on his preferred date. I signed the contract with OpenDoor in March and had the last 3 months of the school year stress free because OpenDoor was willing to work with my schedule. The closing office they chose was super easy to deal with and they even sent a mobile notary to my new address to sign the closing paperwork. The contract I signed in March for my initial offer was the contract we closed with in June - nothing changed. I would most definitely recommend and use OpenDoor again in the future if selling another home. I couldn’t be happier and I tell everyone of my fantastic experience.

First: classic bait and switch. They give you a good offer, but then as you read down you realize that, despite there not BEING any realtor involved, they are still going to charge you 3% as if there was. Second, they make the offer, but then, once more, you read down their offer and they're removing thousands of dollars for repairs. Lather, rinse, repeat - it's not an honest way to do business, you get this HUGE font line with their "best offer" and then read down and realize that the real offer is 50, 60, 70 thousand less.
It's all verrrry disingenuous. "We will pay you $500,000!" But by the time you get past their fees, repair deductions (which are not itemized mind you) and their terms, you wind up being at or below just about every other "pay cash" investor who is low-balling your home. So at first it appears to be your best option, but by the time you figure out what they really intend to pay you it's a low-ball insult. It's one thing to make profit, it's something entirely different to bait-and-switch the customer.
Just go with a straight forward company where you don't have to read past that seemingly decent initial offer to get to the "real" amount they're going to pay you, it's easier when there's not a lot of fluff and attempts to distract you from what they are actually offering.

I can’t believe how easy it was to sell my home through Opendoor. I am very busy, have dogs, and as you know when selling a home typically it needs to be shown over and over causing disruption to daily life. Not with Opendoor. I can’t believe how easy the process was to video my home up load it and get a quote. The team on the selling side was so supportive! I could text or call my coordinator with any questions and she walked me right through next steps. When closing on my new home was delayed after closing on my home I sold to Opendoor, we were able to stay for free for an additional 6 days which helped us to coordinate our moving truck and helped to save other costs.
Just so happens we also bought an Opendoor property so we experienced selling and purchasing. I can’t believe how seamless the process was. Each coordinator helped us step by step.
If you are selling your home you must consider Opendoor. The ease to selling and the above market offer we received was amazing. I highly recommend Opendoor!!!

We are a military family. Moved many many times. This was our first experience with any online selling company. Choosing Opendoor was based on the good reviews we had read. It was the perfect way to sell for us at this point in time. This was a home we bought for my parents in 2006. It is located just around the corner from our family home, in a gated, active 55+ community. My dad sadly passed away recently and my mom continued living in the home for awhile, but was lonely. The entire process with Opendoor was easy breezy! We had no idea what we might encounter, not using a traditional real estate company to sell our home. The pitch was "Zero Fees And No Repairs Needed To Sell Your Home. Guaranteed Sale With A Full Cash Offer.. No Showings Or Inspections And 0 Days On The Market". All that seemed like a dream, but we were skeptical. I can tell you, from the first inquiry to closing, it was a simple process every step of the way. Opendoor did not disappoint. We are appreciative and grateful to all who helped. Love Opendoor and would absolutely use again :)

When I first heard about Opendoor my wife and I was very skeptical. More times than not if it sounds too good to be true it usually is. But in this case it was all true. The process, customer service, offer and settlement worked out great. The process was efficient, straightforward and convenient. The customer service was amazing. We had someone assigned to us the whole way. And gave us great information whenever we needed. The settlement and offer exceeded all expectations. The offer was much more than I asked for. The closing went smoothly and we received our settlement within a few hrs after we closed. We was able to stay in the house up to 17 days after closing. Just read the details in the information section they provided. Honestly nothing about the whole process was difficult at all to understand or comprehend. And we never felt pressured to do anything. I could go on for hrs about the program but it speaks for itself. Our experience was great and I we highly recommend Opendoor. Thank you Opendoor for an amazing experience.

We were thinking about selling our rental house that we have had for many years but since selling a house is such a huge job and so stressful to go through getting the house ready we were so worried until one day I saw a add from Opendoor which is a large company but I never heard of them before had offered to buy our house. My immediate thought was, they are going to make a low offer and deduct so much for repairs and we will end up with a fraction of the value of our house. Since I was so curious about what their offer, I contacted them and told them we will be interested to see their offer, I only had to send several pictures in a few days the offer was emailed to me. We were so amazed about their wonderful offer which we were very happy about but I was keep thinking it must be a catch to it, But I
we accepted their offer even though I was very skeptical. We continued with the flow. A great account manager contacted me and walked me through the entire process and told me they are there to help me and I did not have to do anything else, then a wonderful, caring closing agent called and took over the rest of the process. Opposite of my being skeptical, everything went so smoothly and there was no catch, working with a team of caring, professional group made selling our house a breeze. We never thought a large company like Opendoor would buy my house so pain free at a great price and we be so happy. This is a great new way to sell homes instead of the traditional listing the house with a realtor, it’s so easy and pain free, no showings no open houses. We highly recommend them to all home sellers or buyers.

Opendoor was very flexible to work with. We sold our home to them to go under contract to buy a new construction home. They allowed us to have an extended contract close date on the sale of our home to them, to be able to go under contract for our new build. I was able to negotiate with them on the repairs charge on their offer and after submitting documentation they adjusted their repair charge down which gave us net proceeds. They also made the process of transferring a solar panel lease to Opendoor very easy. Kristen our experience partner was really helpful in explaining their whole process and was a pleasure to work with. Opendoor's offer was very competitive and the ease of not having to deal with appraisals and inspections after the initial video walkthrough and external inspection was extremely nice. I would definitely recommend selling to Opendoor if their offer makes the most sense for your situation!

Opendoor did a good job accomplishing the purpose of purchasing my home. Still, my communication with the individual assigned to me as my coordinator wasn’t as I liked. Each time I called him, I got his mailbox. He would then at some point call me back. Sometimes it was very quick, other calls, may not so quick. My guess is he was busy, and I can understand that. The thing is, when he returned my calls, quickly or not, he sounded like he was in a tunnel, and it was difficult to hear and understand him. I never found out if it was just the service from the phones, or he was on speaker phone[which I understand can play havoc with quality on the other end]. I was looking for answers to my questions, and I did get those reassurances I wanted, but it proved to be a real barrier for trying to hear him, and understand what he was saying. I tried to limit my calls to him simply because I couldn’t hear him on his phone, and then couldn’t understand him.
Any other problems, issues, questions, we’re nothing compared to the poor sound quality I was receiving.
The Spruce Mortgage company had some issues getting the Notary to my place on Friday, the week prior, but in my opinion, they really came through on the following Monday, we got all the necessary paperwork, doc-u-sign done by cob Monday. Great job Spruce, they were awesome!👍👍.

With Open Door this process was stress-free. The showing of my house was done by video on my phone I made an offer of how much I wanted for my home and about 45 minutes later they made a counteroffer just below what I was asking. I did not have to do any showing or repairs. I didn’t even have to clean the house if I didn’t want to. The best part is they paid off my existing mortgage and wired the net proceeds to my bank on the same day of my closing the date I picked. Jacob an Open Door Experience Partner walked me through everything at each step. He was courteous and very professional. Alicia the Escrow Officer kept me informed of everything that was going on and answered my questions to my satisfaction. She made the closing very painless. And the Notary that Open Door sent out was on time, explain everything and was courteous and very professional. This was the easiest that I have ever sold a home. Overall I would give them a 10 out of 10 and I would recommend them to anyone who wants the same experience.

Not really sure where to begin. There are not enough words to describe how pleasant the selling of my house was with OpenDoor during a very difficult time in my life. For starters, Rachel, is an Angel in disguise and I feel very blessed to have dealt with her and honored that she was the one assigned to my sell. She is relatable, sweet, knowledgeable and caring. Very sincere and I don’t think I expressed that to her during this process but she felt like my rock for various reasons. Outside of dealing with OpenDoor directly, I also really enjoyed the title and escrow company, Hankin Pack. They are very prompt, and professional. Hankin Pack were pleasant to work with via email. If I had a question, they answered it without hesitation and never made me feel like a burden. Nick even called to let me know that he emailed my closing docs to me and explained the process and verified that I had no additional questions. Thank each and everyone of you for making such a big step in my life such a smooth and easy process. I wish both companies much success and definitely plan to spread a positive word to friends and anyone inquiring to sell their home.

I'm still in the process of selling a home to Opendoor and now having to buy back a home from Opendoor which we wanted to buy without having to have them step in. This is not a stress free process for me at all! The communication between departments is almost non existent! I feel like I've had to initiate every communication between these teams when their website states they'll be the ones walking me through everything. We lost out on the 1% cash back incentive because our agent said she wasn't aware we were also selling a home when that was one of the first things I mentioned in a text for that matter. I also was making an offer on a home and uploaded a home sale document which she removed when she sent the offer. She had to have known! This caused our closing dates to not line up and as a result we aren't eligible for the 1% cash back since Opendoor had to step in to buy the home. OSN title mispelled my spouses middle name on our closing docs so they have to re-redo them. We applied for a loan using Opendoor Home Loans and I was told we're on track to close on June 3rd. I'm really hoping this is true because our rate lock expires after that date and I'm losing trust in them. Our experience partner didn't even know that we were told the closing date was likely June 3rd. He had to internally change our close date twice after I asked what was up with our closing docs saying May 25th still (the original close date for the home we are selling) after he said he'd take care of it. Would he have if I didn't remind him in time? Our loan officer is out of the office until Wednesday and I haven't had an update from our loan processor since last week when I had to initiate that conversation. Where is the communication? Where is the oversight? All can be forgiven if they can actually close us on the 3rd of June. I'm just really stressed out and frustrated with my Opendoor team. I am walking through this process seemingly alone when I was told they'd make sure to take care of these things. I generously gave 3 stars because I have a tiny bit of hope we'll be out of here and into our new place on June 3rd.

My experience with Opendoor, as a seller, was the best real estate experience of my life. When they say they can give you a hassle-free experience, Opendoor did exactly that for me. From start to finish, just 21 days! No dealings with prospective buyers, and issues they may bring. I just followed the process via the Opendoor website, supplying info and photos, as requested. The Opendoor people I talked to were knowledgeable, friendly, and helpful. In return for agreeing to a fee in lieu of possible repairs, deducted from the proceeds, I got peace of mind. I felt the fee to be a reasonable price to pay
for eliminating the uncertainties and endless stresses that can come from selling. I am very impressed with the company and would consider doing business with them again. I understand they don't consider buying just any house but getting an offer from them (or rejection) was very easy to do via www.opendoor.com, their website. And I am happy over Opendoor having accepted my property!

I sold my home with opendoor. I was going to go with a realtor as my wife is one, but did not want to deal with the traffic and back and forth dealings. one simple e mail to open door and i had an offer in minutes. did a video tour of my home , they sent someone out to look at the exterior and i was not home. They upped the offer even more and they never spepped foot in my home. i did an upload of my cleared home when i moved out and that was it., all matters were via text and email and no back and forth phone calls, but if you do have a question you can call them. I never called them once. My wife is in awe for how simple and how much our offer was. I think this is the new and best way to sell a home and I dont think I could haved done better pricewise going the traditional realtor way. I have no problem or reserve giving this honest review cause it made my life so simple and easy. I am a very happy customer and i find myself talking to my wife how great it was. She agrees. Thanks Opendoor your service is first class . one more comment, the minuite you sign the contract you dont have to wonder if its gonna go thru or not , its a done deal unless you the seller change your mind. I had my funds in my account the same day... I'm smiling as I write this cause this is the best decision I made to sell my home.

When trying to sell your home, opendoor will have you do the entire zoom phone call walkthrough process and state they will have an offer ready for you between 2-4 days, and then leave you completely in the dark with no offer or explanation on what exactly is going on. It’s been 7 days from our scheduled walkthrough which was Monday May 9. We are now at May 17th and we have yet to receive an offer. We have be told that there were “technical difficulties” in viewing our home walkthrough video and someone would get back to us. Nobody has spoken to us on what exactly these technical difficulties are they have continually told us someone would get in contact with us and they would be “expediting” our case. We are going on day 9 and have heard nothing from opendoor. WE have called or messaged the company EVERY DAY with zero contact from them back and with no information on why we have yet to receive an offer on our home.
If you are like us and thought selling your home through a company such as this would make your move a little easier, I’d check other companies because opendoor is such a huge disappointment. We are former military and have had several across the country moves, and this by far has been not only a huge disappointment, but also a setback and waste of time as we have waited for absolutely no answer while homes we have been interested in have been sold because we are still “waiting” on an offer for our current home from opendoor.

We bought our home from Open Door and they were a terrible company to work with. There are a lot of safety issues with the house that were found with the inspection and they wouldn’t fix the problems or even come down to their asking price to give us some wiggle room to get the problems fixed! They considered the fixes as “upgrades”. Yeah, updating the electrical panel to bring it up to code is definitely an upgrade, oh and there are no GFCIs in the house, so that would be an upgrade, and fixing the ductwork that has a wire running THROUGH it…an upgrade. We tallied all of the NON-cosmetic fixes and it totaled about $23,000 (and that does not include any of the issues with the pool because we understand that that is a luxury and are ok working with taking that on). They first offered to come down $2,500 then to $5,000 after trying to negotiate and wouldn’t budge after that, we offered $10,000 above asking price and they wouldn’t even come down to asking price!! They don’t care about the customers, they are just a business out for themselves.

Hands down the best way to go when selling your home stress free and Brandon T. With Open door is Best. He answered all questions professionally and with a pleasant attitude!!! Anytime I called him it wasn’t a bother. Everyone at open door is so friendly!!!
Just to touch on our process we are relocating back to our hometown Hawaii with 6 kids and 3 dogs trying to get the house prepared for buyers to come and view the home would have been a big problem going with a Realtor…Open door is legit when they say video walk through they give you an offer and you choose your close date. It’s so easy and stress free no appraisal no repair quote needed…all information is through the app down to leaving the home, they will send you a Lock box to place your keys and garage clicker. EVERYTHING happened on time and not a day late….THANK YOU OPEN DOOR FOR YOUR SEAMLESS PROCESS!!
With the closing team SUSAN SPARKS is Amazing!!!!! She is so on top of things and she is definitely a Keeper.. there was a few bumps along the way but Susan is very persistent and helpful. She will respond promptly and never leave you hanging. She will go out of her way to advocate for you and get the JOB DONE. Thanks Susan for making this process quick and easy to the Finish Line… You are worth more than 5 stars!!!!
