Here is an interesting thing that just happened, I took a screenshot of the statements above... I spoke to several people in this company because I was furious, as well as the escalation team and I mentioned what their website says "3-repair or replace" then when writing this email I went to copy the wording exactly from their website and the word "replace" was removed! We are talking a span of an hour of me talking with rep, supervisor calling me back and transferring me to the escalation manager! Isn't that interesting!- Wow! I could not believe my eyes! (but I did have the screenshot beforehand!) They will tell you that the amount they are offering you is the cost of the items depreciation and it says it in the policy, and they will give the exact number off the bat- seems like they have memorized this section of the article.
Please, please pay attention to this... from time to time Select Home Warranty changes their website for number "3. Repair or replace" to just say Repair! Check it out for yourselves... go on the website every now and again, you'll see the change. When I was having the dispute with them, I took the attached screenshot and then after my calls and complaints to the company, I checked the website and the word "replace" was gone! Coincident?!
P. S the reason why this company has so many 5 star reviews is because they will give you 2 months of "Free" service if you write a 5 star review. Free service of nothing being covered is still valued at $0.____________________________________________________
This company is the worst home warentee company I've ever come across. If you like giving away your money and receive nothing in return, then this is your place.
We have been having AC issues. Our address was marked with ave instead of lane. Took 6 days to fix that issue. After reading the agreement to the contract that the sellers paid for, they dont cover installation. Which if any one knows anything about air conditioners and furnaces, half the price is for the units, and the other half is labor. O, and if your units need replaced, you better have maintenance records from the past 3 years of that unit, and if you cant supply those documents, they will only cover $150. Cause you know, people have their systems serviced when things are working perfectly. And if you make it past all that, they use depreciation on said item. ACV = $$$ - (0.07 * &&& * 15). So if my unit cost $2600 and its 15 years old it would be ACV = 2600 - (0.07 * 2600 * 15). Basically, anything over 15 years is worthless. The customer service is ridiculous. They will straight lie to you to get you on the phone. I called in 4 times about my address change. Each one stated the old address then stated they fixedbit. Luckily I kept calling in to see if it was actually changed. O, and if you want to speak to a manager or supervisor, good luck. They seem to "always be on another call" and won't call you back like promised. Get used to hearing "24 to 48 hours" because everytime you call in to get a status update, that's all they say.
If you do have to have contact with this company, always ask for their employee ID or extension. They will say it's against policy but yet, wont provide you with the documentation that states that.
This company is not accredited with the BETTER BUSINESS BUREAU. They will try to say they are because they get rated on a numerous amount of things, but after checking the BBB, they are not.

After Email I received stated a Review of the information and diagnosis relating to your claim, it has been determined that the cost of repairs exceeds the current value of your unit. In the event the repairs or replacement exceeds this amount you will be responsible for the balance. Please see section 8 of your policy. For what ever reason, Your telling me my washer is worth $150.00, This just doesn't seem fair to me.as when I selected I did so with the understanding that; I My understanding was as follow Your covered item is repaired or replaced Simple as that. Get back to your life without the worry of what breakdown may be on the horizon, what your allowing me $150 to replace. After reading all of the poor reviews, I called back to cancel my policy, called SHW, and the cancellations department wouldn't pick up the phone (Red Flag). So I called my CC company, disputed the charge before it posted, and cancelled and changed my card number - since I had just given it out over the phone to a shady business.
What a waste of my time! And inconvenience with my card. And now I'm frazzled. Thank you to those leaving the feedback about their poor experiences! Probably saved me from even worse than what already went down.
My advice, do not engage, just hang up the phone!
It took another two days for the service request to be assigned to the plumbing company in order to schedule the service. Fortunately, SelectHomeWarranty were able to schedule and accommodate a quick appointment for the very next day.
The plumber came out and inspected the space which, by then, was dry on the surface since it had been 4 days since we originally pulled out the shower module. The plumber indicated, and I agreed, that completing a hydrostatic test (leak test) is recommended to determine the source of the leak in order for them to fix it, but said that he would have to submit it to Select Home Warranty first for approval.
I waited 2 business days (since it was done on a Friday) and called Select Home Warranty on the following Tuesday (November 5th) to follow-up. The representative that I spoke with said he believed that the test would not be covered, but seemed very unsure of what was going on with my case, even after having provided him my contract number and property address. He said that he would send a request to have someone contact me to discuss it further so that I could understand, if it's not covered, why it wouldn't be covered, since leaks are clearly covered in the policy in section 6. 3. 1. I received no call.
I finally called and spoke with a representative on Friday, November 8th who told me that someone had tried to call me on Tuesday November 5th but that I didn't answer. I explained to her that I received no call from Select Home Warranty, no voicemail message, and no email as I had before indicating that they were trying to reach me. She then indicated that a leak test would not be covered because of section 9. 1. 2 which states that "This policy covers mechanical breakdowns, it does not cover shelves, door handles, doors, hinges, knobs and buttons, door seals, freon, damage caused by freon leak, displays, latches, timers, leveling equipment, clogged drains or lines, cosmetic issues, gaskets, leak searches." I asked her to better explain that because logically, if a leak is covered, you would first need to know where the leak is in order to fix it. She kept repeating herself that it was in this section, rereading it and saying that it just wouldn't be covered. I responded by asking to speak with a manager because I needed to understand why, if leaks are covered, pinpointing where the leak is would not be covered. She stated that her manager would just tell me exactly the same thing, to which I replied that that was fine but I still wanted to speak with a manager because the logic of it not being covered was, quite frankly, ridiculous. She said that her manager was not available but that she would put in a request to have a manager contact me later that day. Today is November 22nd and I've still received no call.
My level of frustration with this company on just this first service request is such that I will definitely be looking for another home warranty company. Part of the reason that I switched from my former home warranty company was because the vendors that they contracted seemed unqualified to fix even the simple issues that I was experiencing. My old warranty's response time to service requests was within 24 hours to process and contract a vendor and their customer service was good overall, so perhaps I was just spoiled with good service, but I thought it was time after 10 years to see if there were other options available that could combine their good attributes with high-standard vendors to help resolve issues accurately and efficiently.
Now, I'm forced to pay out of pocket to figure out if/where a leak is in order to get this policy to cover whatever fix might be required, which should be covered as part of troubleshooting the issue to begin with. The shortcomings of this policy and the lack of customer service/agent knowledge is disappointing and I would absolutely not recommend Select Home Warranty to others at this point.

I contacted you once before and you had to intervene and resolve the first claim and even that resolution didn't come until months after the initial handling. You all never could find anybody to come out that wouldn't take a week to wait without AC. I called and got someone next day. Then you all fiddled with the claim for 6 weeks before you had to intervene to get the payment sent. Even then it took 2 weeks to get the reimbursement after YOUR approval. 2 months after the claim was filed.
That claim took numerous phone calls and emails and resulted in a reimbursement of less than 1/3 the total cost of the actual bill I ended up paying.
I'm contacting you again since I've been put through the Select Home Warranty wringer again.
Sunday 8/23 afternoon - Called when pool pump motor (a covered item) started making terrible noise and burnt up the motor and casing.
Spoke to CSRep and they said it would be 24 hours and someone would call. (THAT DID NOT HAPPEN)
Received a robo-email thanking me for my claim and someone would be in touch. (THAT DID NOT HAPPEN)
Monday 8/24 - nothing (I waited the full 24 hrs)
Tuesday 8/25 - I called SHW. They called me back. CSR Rep said they could send someone out but it would be 3 weeks before they could get to me. They asked if that was okay? Really? 3 weeks of a pool sitting without filtration would cause a lot more damage. I asked if there was an alternative. They said yes... I could call someone and have them come out and then call you all for authorization. I was sent an email authorizing up to $100 for the repair (you can't repair most things for $100).
Tuesday 8/25 called and our normal pool company said they would come the next day. They did.
Wednesday 8/26 Repairman came and said it would be approximately $900. The motor had burnt up and the pump housing was damaged and needed to be replaced. We called to get authorization. We waited on hold 28 minutes with two people. Finally got to the right person. The repairman is standing there waiting to talk to you all. The CSR said she would check... put us on hold for 8 minutes. Came back and said it would take 24-48 hrs to authorize the repair... don't do anything till we get the authorization (which I still don't have). I told the main to do the repair so we wouldn't damage the rest of the pool system by it sitting up. It was under $900 as he said it would be ($785.88).
8/27 you all emailed asking for pictures of the defective unit... which btw I sent with the original claim I filed so not sure why you didn't already have those... but this was yet another of your stall techniques probably just hoping we would just go away or quit... I sent the pictures again
Robo-email reply asking me to call. I called. Was told oh we didn't mean to send that. You'll have to wait for a response from our claims authorization department. Still no email or call and today is the 8/29.
8/28 I emailed asking the result. Roboemail reply asking me to call. I called... not done but they will contact me when the authorization occurs.
8/29 emailing you as I've still heard nothing about "authorization" to do the work that needed to be done on the pool pump that died 6 days ago.
I'm left to think of the alternatives:
You have the WORST customer service and SYSTEM ever designed in corporate history. Perhaps you've simply grown too fast to handle the work and the company doesn't fulfill its original mission. Or, the more likely:
You have intentionally designed the SYSTEM to be so clunky and difficult and non-responsive to the customers that you simply charge them for the home warranties and then only pay out only after the most persistent of customers go to battle with your CSR gauntlet and robo-email system.
I asked if you had adequate providers in the SAVANNAH METROPOLITAN AREA to do the work for repairs before I bought the warranty. I was told yes you did. That has turned out to be a fraudulent statement by SHW. So that's why it was going to be 7-10 days to get an AC repairman for the first claim and 3+ weeks for the pool repair. Odd when I was able to secure someone to do the work in one simply phone call and next day service.
I paid you all $2915 for a 6-year home warranty with coverage for everything platinum (pool, septic, roof, appliances, hv/ac, etc.). I've had 2 claims to file and I now recognize this was just a scam.
I've never received authorization to repair the pool, but I had to have the work done and the repairman was present and I didn't feel like paying for a second service call simply because you all have crappy customer service. I paid $2915 for 6-years of having to run the gauntlet to get service and next to no reimbursement. I did get one check from you all on the first repair for just under $80 from a $250 repair. And nothing yet on the second one of $785.88. I haven't even been authorized by you all to repair it (7 days later). Thanks for nothing.
I will be posting this saga by way of reviews for SHW anywhere I am able so that other buyers will be educated not to buy into the scam that is SHW.

SHW sent out a company called TMT for the repair. The technician diagnosed the problem bad pump, heater and wand. Then for some reason TMT fired him. We called TMT asking why it was taking two weeks to get back to us. SelectHomeWarranty said that they fired the technician. Then we waited another week. I called TMT back and she said they had the parts and were ready to come and finish the job. Well a young boy showed up without all the parts. My wife had to find and play a youtube video so the guy could replace the wand in the dishwasher. He tried to get us to sign off on the job saying the repair was finished. So then when we called TMT back she said she was not aware of the parts list because the technician that they fired never turned in the parts list. This went on for 2 months. After that I cancelled TMT and SHW let me know that I was entitled to a $185 for the repair and to send me a check. I decided to go back to my old company American Home Shield - WHY? My dishwasher was 4-5 years old SHW pro-rated the dishwasher so if I wanted it fixed I would have had to pay the difference between what they said it was worth and what the technician was going to charge. I sent them 1000. 00 for a 3yr contract, never turned in a claim and I had their service for about 6 months. So they took back the 185.00 they said I deserved to get for the dishwasher repair and they said all that was left from my 3 year contract was 400.00. Needless to say I would never recommend SHW for any property owner. I explained the same scenario to my old company American Home shield and they said that if the repair was more expensive than the appliance they would have replaced the dishwasher. I am glad I learned about SHW now, instead of when my two heat pumps went out, then I would really be stuck. SHW offers NO benefits to the home owner. They hire inexperienced labor, they prorate the repair and make the customer pay the rest.
We have paid this company $301.64 since April of this year (2019) with zero satisfactory service. Countless hours have been wasted on the phone with Select Home Warranty trying to get repairs / resolution and reimbursement for two claims (Plumbing Stoppage which we had to wait 7 weeks for the repair and ultimately had to get our own repair company; and Water Heater replacement).
The Select Home Warranty website indicates SelectHomeWarranty are number one in customer satisfaction, available 24/7 and have a large network of professionals throughout the country. Quote, "We'll repair or replace your covered item. You pay a minimal service fee. Simple as that."
They send emails rather than call the customer and /or service technicians so results are very slow. The emails sent by this company are not factual and are very redundant. They do not cover most claims and state that it is in the contract. They use canned reviews and logos indicating they are number one in the country.
Be advised, stay clear of Select Home Warranty, they do not repair, replace or reimburse! Customer Satisfaction is not important. This company is a SCAM!

About 5 weeks after I got the policy I called about my washer. It took a week to get anyone out and all they did was "reset" it. After doing a load of wash I realized the reset did not work and I called the tech back. He told me he had to order a part and would call me when it came in. Five weeks later I called the Tech back asking where my part was. I was told it came in, but my tech was on VK and would be back next week and then he would come back and put in the part.
The part did not solve the problem and the tech suggested another part that would most likely fix it. However he could not go forward without SHW approving it. They refused. The denied the claim because based on the depreciated value the washer was not worth fixing and they offered me $250 to either get someone else to fix it or buy a new washer. However they would not send me the money until I sent them a receipt proving I had either paid another company to fix it or purchased another washer. When arguing with customer service the rep gave me a snarky response by stating if we keep servicing old appliances for more than they are worth we wouldn't make any money. I decided to cancel, the warranty and even though I had ONLY been covered for less than 3 months they took over $300 out of the $1124 I had paid in advance for a three year warranty.
I decided to go to their corporate office in Mahwah, NJ to confront them. Good thing I called first. The address they give for their corporate office is the address of a Sheraton Hotel. I called the Sheraton and after speaking with a couple of Sheraton employees I found that SHW leases an office in their building; but usually no one is there. They said they have had irate customers come to confront them like I planned to do; go up to the office and come right back down - finding no one there. They use the office to receive mail but would not give me the address where the mail is sent.
This is a scam company who has no intention of ever completely fixing an appliance or if they can't - replace it. The company I had been looking for when I came across SHW actually replace my 10 year old stove in my rental property when they could not get the parts to fix it. Silly me thought all warranty companies were the same.
Please don't waste your money on Select Home Warranty's worthless policy. The ONLY nice thing I can say about them is that I received my refund check in just a week.
I called to make a claim that my Refrigerator unit was leaking. After SelectHomeWarranty sent out a technician 4 days later with one of their companies they communicated that the lines just needed to be unclogged and cleaned. This did not work so we had to have the third party Refrigeration company come back out and evaluate that the whole fridge needed to be replaced.
Then I waited over two weeks before ever hearing from SHW. I called and they said they were waiting on the Refrigeration company. So I called the Refrigeration company and they said they were waiting on SHW. No one wanted to resolve the issue! Finally, I called SHW back (almost a month after the initial claim was submitted) and they sent me an offer of $185 to replace my refrigerator. What? $185? What am I supposed to buy with $185? The ice maker alone costs $180 to replace in that fridge. I read the terms and I know that they base the value of your appliance on the depreciated price of your unit. But they also say in 10.1 of their terms the amount of claim payout for appliances is up to $500. I asked for a manager and requested the full $500. They said they'd call me back. They never did so I called back. Then they said they'd review it and get back to me and they never did so I called back again.
This issue started on Oct 31 and it took me constantly pursuing them for over two months for them to say the only amount they will give me towards buying a new fridge is $185 firm. No exceptions. This is where I conclude; WHAT A WASTE OF MONEY! It would have been better to save the over $1,100 dollars I spent on this worthless warranty and then I'd have enough to buy a fridge myself! Poor customer service, unrealistic reimbursement valuations, and waste of coverage. There are better ways to spend your money people.
