Please watch out for the lies that this company will tell you to have you sign up with them - SelectHomeWarranty are a rip-off and a scam. First it was my garbage disposal which they basically told me they pay the fraction of what it would cost for a professional to replace it - meaning they gave me about $75 (after calling for nearly 1.5 month) to inquire about the payment! As they will tell you: "their resolution team" has come up with the estimate for this repair. My garage door started to play-up and not open fully, I oiled it and it still was having problems stopping abruptly when opening. I called select home warranty they dispatched someone to come and look at it, we paid the service fee of $60. The technician tested the whole system and said the motor is bad and have cost about $485-$60=$425. They are telling me they will only pay $150 period! Their website right on the main page toward the bottom says: We Provide a Peace of Mind... It's as easy as; 1- Report a claim 2- We assign a local professional, and 3-we'll repair or replace your covered item. You pay a minimal service fee. Simple as that. [my cost is over $300 and that is not minimal.]

Here is an interesting thing that just happened, I took a screenshot of the statements above... I spoke to several people in this company because I was furious, as well as the escalation team and I mentioned what their website says "3-repair or replace" then when writing this email I went to copy the wording exactly from their website and the word "replace" was removed! We are talking a span of an hour of me talking with rep, supervisor calling me back and transferring me to the escalation manager! Isn't that interesting!- Wow! I could not believe my eyes! (but I did have the screenshot beforehand!) They will tell you that the amount they are offering you is the cost of the items depreciation and it says it in the policy, and they will give the exact number off the bat- seems like they have memorized this section of the article.
Please, please pay attention to this... from time to time Select Home Warranty changes their website for number "3. Repair or replace" to just say Repair! Check it out for yourselves... go on the website every now and again, you'll see the change. When I was having the dispute with them, I took the attached screenshot and then after my calls and complaints to the company, I checked the website and the word "replace" was gone! Coincident?!

Do Not Use This Home Warranty Company
This is the worst home warranty company that has ever existed. On June 9,2019 we placed a claim to have our refrigerator repaired. It is now July 18,2019! I have spoken with their "call center", who claim to be in New Jersey. I honestly doubt it! I do not think SelectHomeWarranty understand the English language well. Understand that I have been on the phone with these customer service reps many many times. One customer service representative told my technician that I hired my own technician. I ABSOLUTELY NEVER SAID THAT! I was waiting on the technician and called the technician. The technician told me about the phone call. He also said that he has problems with Select Home Warranty. The part is back on order again. So my family gets to wait to have a working refrigerator. I have had to rent a refrigerator. I paid on 6/15/19 and now it is time to pay again. Still no refrigerator. They refuse to reimburse me for my rental, even though this is their mistake. Every time I call, I can never get a supervisor. At every call, they state, "Oh I see you hired your own technician." I honestly do not understand what they are doing. I just want a refrigerator that works. I will never use this company and I will tell all my real estate friends about my issue. I will only be happy at this point with a working refrigerator, reimbursement for 2 months rental of a refrigerator, reimbursement of my service call fee, and reimbursement of the last six months of monthly fees for their lack of service. I have now wasted hours on the phone with these people. Time is money.

Awful experience! Don't waste time and money
*** Warning*** Stay Away from Select Home Warranty. SelectHomeWarranty harass customers to the best of their ability. I bought policy for home appliances with Select Home warranty in Nov 2019. My dishwasher started leaking on 04/16 and after I tried couple of times to make sure this problem is persistent I filed a claim (# 01293452) with them on 04/17. They have dispatch department who assigns vendor for any repair. So they assigned Fix It Appliance vendor and after I spoke to vendor he came to diagnose the dishwasher on 04/21 and in less then 2 minutes of his visit said he will file his diagnosis report with select home warranty same day for them to decide if they want to replace or repair as he thought issue with motor. I wonder he really paid attention and diagnosed properly as during those 2 minutes he was texting back and forth. Anyways I paid him service fees $45 to him and He left and never filed diagnosis report and stopped responding to my calls on my follow up. Select home warranty said they cannot proceed until diagnosis report is received. I called every alternate day and waited for few days but nothing happened. After my multiple requests to expedite this process they finally assigned second vendor Good hand appliance on 04/27. I got a link from Select home warranty to schedule appointment and when he didn't show up I called select home warranty and got to know that this vendor is not accepting work orders so I persisted to get this going and by this time I was starting to get frustrated. After my repeated follow up calls for next couple of days the dispatch department assigned this claim to first vendor Fix it right appliance. I was surprised to see that email because this was the first vendor who came and never filed diagnosis report. Everytime I used to call and get same answer that select home warranty dispatch is notified and expedited my claim but no such thing happened. After my repeated calls to them they assign GIT Georgia as the 3rd vendor on 05/01. I called vendor and got to know that GIT Georgia has not received the work order yet. So I waited for couple of days and called vendor again but I got same status that work order not received. Select home warranty said they have sent so I went back and forth between them and got really frustrated. Select home warranty takes no responsibility to make sure that the vendor they assign acknowledge and accepts work order. They leave up to customers to follow up with both parties. I am calling both Select and vendor every day and until today 05/05,3rd vendor is not confirmed to visit for diagnosis of my dishwasher. Most frustrating part is Select customer executives gives same answer that they have put a note to dispatch department to take it further. Also I asked to work with my own vendor option but they denied to reimburse any one time fees for diagnosis since I already paid $45 to very first vendor who never filed diagnosis report. I just got off the call with no update on 3rd vendor (05/05 7:30 pm est). After I persisted Really hard I asked to speak to a select home warranty supervisor few days back and I was told Jonathan will call me back to address my concern but guess what no body called me back. Really frustrating! There is no website to follow up or escalate the claim processing. Please don't sign up with this company. Awful experience! Please don't waste your time and money with Select Home Warranty!

This company is a scam
UPDATE: the root cause of our A/C issues is there is a leak in the condenser. Select Home Warentee won't cover to replace the condenser because it deals with freon. There policy states SelectHomeWarranty cover condensers but then states they don't cover freon. My issue isn't with the freon, it's with the condenser, but because freon is leaking, they said it's not covered. Can any one give me an example of an issue a condenser can have that doesn't involve freon? Just goes to prove this company is a fraud and will find any way they can to make sure they don't have to pay.

P. S the reason why this company has so many 5 star reviews is because they will give you 2 months of "Free" service if you write a 5 star review. Free service of nothing being covered is still valued at $0.____________________________________________________

This company is the worst home warentee company I've ever come across. If you like giving away your money and receive nothing in return, then this is your place.

We have been having AC issues. Our address was marked with ave instead of lane. Took 6 days to fix that issue. After reading the agreement to the contract that the sellers paid for, they dont cover installation. Which if any one knows anything about air conditioners and furnaces, half the price is for the units, and the other half is labor. O, and if your units need replaced, you better have maintenance records from the past 3 years of that unit, and if you cant supply those documents, they will only cover $150. Cause you know, people have their systems serviced when things are working perfectly. And if you make it past all that, they use depreciation on said item. ACV = $$$ - (0.07 * &&& * 15). So if my unit cost $2600 and its 15 years old it would be ACV = 2600 - (0.07 * 2600 * 15). Basically, anything over 15 years is worthless. The customer service is ridiculous. They will straight lie to you to get you on the phone. I called in 4 times about my address change. Each one stated the old address then stated they fixedbit. Luckily I kept calling in to see if it was actually changed. O, and if you want to speak to a manager or supervisor, good luck. They seem to "always be on another call" and won't call you back like promised. Get used to hearing "24 to 48 hours" because everytime you call in to get a status update, that's all they say.

If you do have to have contact with this company, always ask for their employee ID or extension. They will say it's against policy but yet, wont provide you with the documentation that states that.

This company is not accredited with the BETTER BUSINESS BUREAU. They will try to say they are because they get rated on a numerous amount of things, but after checking the BBB, they are not.

EVERYONE IS BETTER OFF GOING WITH A DIFFERENT COMPANY ( or non at all).

I'd Give a Zero if I Could
When I bought my home last year, the seller gave me a one-year home warranty to Select Home Warranty as part of the deal. It gave me peace of mind that if a system had issues in the house, I'd be able to call for help. Well, last October, I had a water leak. I immediately reviewed my home warranty paperwork to make sure it was a covered leak and it was. I waited on hold for 4 hours to talk to a phone rep to place a claim. It took three days for them to dispatch a repair person to "assess" the leak. Then, the repair person had to wait on them to authorize the repair. The repair estimate was close to $500 and the company only approved $80. That's it. $80. And I had to pay $75 to have the technician assess it. I fought back and forth for days trying to get them to explain how SelectHomeWarranty arrived at the $80. Every phone rep I talked to was rude and barely spoke English. Each one gave a different answer. I would get people pretending to be supervisors. They were scripted and the bottom line is - they find loopholes or make up one to get out of paying for anything that is more than $100. I did everything right. They still refused to pay. I filed complaints with the BBB and they lied to them about the resolution and claim to get the complaints closed. I reported them to the Attorney General's office. No one responded. I ended up cancelling my contract with them for a partial refund (less a processing fee) so that I could take my business to another company. I don't recommend them if you think you may actually need their help. Oh, I also discovered that they pad "reviews" websites with fake testimonials. One of the "supervisors" told me to go read reviews on a specific website as his proof that his company had good service, but I googled nearly 50 of the names on the website and NOT ONE of them came up in any sort of search results. Some of the reviews were identical and sounded like they were written by someone within the company. I even tried to use their bogus reviews to support my request for reimbursement because they said they "NEVER" pay for "installation" of anything but I found several people "thanking" them for the installation of things. So... yeah. Good riddance.

Have to say Select Home Warranty did have a repair man respond very quick, The operator I had spoken with was understanding, No complaint there but has been down hill since, I received this email this morning needless to say I am not a happy camper,

We have processed your claim for policy #1056336.

You have been approved for a cash reimbursement in the amount of $150.00, which you may use towards repair or replacement of your current unit. After Email I received stated a Review of the information and diagnosis relating to your claim, it has been determined that the cost of repairs exceeds the current value of your unit. In the event the repairs or replacement exceeds this amount you will be responsible for the balance. Please see section 8 of your policy. Please review your contract carefully for limitations and exclusions. 8.2 Select's Option. Select shall have the sole and exclusive option to:

I. Select the Independent service technician to perform repair and/or replacement services;

Ii. In the event a covered system or appliance is deemed irreparable or it is not cost effective to repair, Select may replace the system or appliance with a system or appliance of like capacity, the price of which shall not exceed the depreciated value of the system or appliance being replaced;
Iii. In lieu of replacing a system or appliance that is deemed irreparable or it is not cost effective to repair, said determination being made by Select, Select may choose to pay a cash settlement for the irreparable component of the system or appliance,
For what ever reason, Your telling me my washer is worth $150.00, This just doesn't seem fair to me.as when I selected I did so with the understanding that; I My understanding was as follow Your covered item is repaired or replaced Simple as that. Get back to your life without the worry of what breakdown may be on the horizon, what your allowing me $150 to replace. I didn't think that it would be replaced compactly but I do feel it's worth more then $150 on today's market, Needless to say I am VERY UNSATISFIED, Will not recommend any friends to your

Too many Red Flags, I disputed charges and cancelled my Credit Card to stop payment!
Where to start? I was simply browsing online and seconds after I entered my phone number in their website, I got a call from them but using that IP trick to make it look like the call was coming from my home area code (Red Flag). The salesman was really pushy (Red Flag), but effective, and sold me on a 3-year + 6 free months policy for $1050. The contract wasn't supposed to start until two weeks from now but the second I hung up the phone, the charge went through (Red Flag). The sales person told me that the policy was transferable, but I read the policy and it clearly said not transferable (Red Flag). I was told that I could cancel with a pro-rated refund, many reviews stated that would not happen from their experience (Red Flag).

After reading all of the poor reviews, I called back to cancel my policy, called SHW, and the cancellations department wouldn't pick up the phone (Red Flag). So I called my CC company, disputed the charge before it posted, and cancelled and changed my card number - since I had just given it out over the phone to a shady business.

What a waste of my time! And inconvenience with my card. And now I'm frazzled. Thank you to those leaving the feedback about their poor experiences! Probably saved me from even worse than what already went down.

My advice, do not engage, just hang up the phone!

DO NOT SPEND YOUR MONEY WITH THIS WARRANTY COMPANY
Please do NOT spend your money with this "Home Warranty" company. As a new customer to Select Home Warranty I am very disappointed and upset that I spent my money purchasing a policy with this company. This company has reimbursement issues, "hidden" probation periods of service, unexpected costs issues, misleading and lack of information when speaking with personnel, as well as poor communication when being transferred to different departments. In any "emergency" repair situation Select Home Warranty is NOT the company to call. Heaven forbid if there is a leak or plumbing issue in your home, you would have an entire swimming pool in your home before Select Home Warranty would send someone over to repair, IF SelectHomeWarranty actually felt like taking the time out of their busy schedules to find a plumbing service nearest to you. Their "reimbursement" is a joke. They will ask for invoices indicating the service that was performed (that you pay for AFTER you pay for the policy) and will give you a refund of only $150. If anyone wanted to pay $300 - $500 for a home repair, then a home warranty policy wouldn't be needed. Long story short, I felt like I had been duped, and wish that I had read more reviews about Select Home Warranty company before I signed up with this circus. One pro to this company is that they have a hell of a sales team, because the person that sold me the policy did a great job of selling the paper that the policy documents were printed on, and an excellent job at concealing what a fraud Select Home Warranty company really is.

Stay away! Seriously
I had select home warranty for about a year. Over the past year I called them for 3 different issues. Water heater, microwave and fridge. Needless to say SelectHomeWarranty found an excuse not to pay every time. They are bunch of scammers! You deal with answering service in india and they are trained to be rude and unhelpful. They act like they are transferring to a supervisor and hang up on you. DO NOT PURCHASE A WARRANTY FROM THIS COMPANY! My last issue was the fridge. They sent a company that determined the fridge needs a motor which would cost over $800 and had me pay the $75 service call as per their contract. They obviously didn't like that diagnosis and wanted to send another company but they never did. I called several times and finally 2 months later they said they cannot find anyone else to come out and told me to go buy a fridge and submit the receipt for review and they will send a reimbursement check. I did everything they asked but they denied the claim bc they said they needed a 2nd opinion before paying for something even though they wouldn't send someone else to look at the fridge. Now they cancelled my warranty and would not honor the 2 extra free months they gave me to sign up for the warranty. I have never seen a company so Openly corrupt. Think how much money they make by collecting $499 from each person and they rarely have to spend any money repairing the issues that come up. The people they send out to inspect collect $75 deductible or service call as they call it and then SHW denies the claim so on top of spending $500 a year on the warranty that is suppose to take care of your issues you spend another $75 each call for them to turn around and deny the claim. Stay away!

Another 24 hours - Don't buy SHW
Owned policy for 10 months; SelectHomeWarranty have a Philippine call desk. The call attendant just uses standard responses for any issue. Had to use policy 3 times. One time I gave up getting repair done after 30 days, they always said they needed another 24 hrs to find technician. They said they couldn't find a business to perform electric repair. Second time used there was a two week delay before I insisted they gave me approval to find my own repair man. During the delay they repeatedly said they needed 24 more hours, I didn't fall for that again. To get paid back they take 30 days plus mailing, total of 45 days. Third time they failed to enter the repair estimate and used the, we need 24 hours to get approval. That lasted for 72 hours, but then they said it was sent for approval and they need 24-48 hours. Over 3 weeks for an A/C problem. There is no escalation process or complaint department. The call attendant will not support any request to speak with a supervisor. Once you convince them to get a supervisor, they return to the line and say a supervisor will call you back in 24 hours. A supervisor will not take any step to correct a SHW mistake. Nothing happens at SHW on a timeline that would be considered at all reasonable. Get used to hearing, in 24 hours...

Kitchen Faucet
I would NOT recommend this company to ANYONE! I've tried filing two claims - one for a leak at my kitchen faucet and one for my whirlpool tub. SelectHomeWarranty sent me phone numbers for businesses who aren't in business, people who don't do the type of work requested after paying my copay for them to come out. They did, however, say that they would not charge a second copay for the kitchen faucet and give me a credit for the whirlpool tub. After several calls to businesses they sent me, I finally just called one myself and they would "reimburse" me. The company I called came out and had to take off the back splash and wallboard to find the leak - it was in the faucet. So I had to buy a new faucet although the one I had was only a year or so old that came with my house but wasn't repairable where the leak was. The total for repairs was $200 and the faucet that matched the original one was $225. When I submitted my claim, they wouldn't pay for the faucet (although repair or replace is on the policy), only the $200 for repairs. I waited over two months for a reimbursement check. When I called about it, they said I had to submit other paperwork (which was originally submitted). A couple weeks later I get an email saying that the reimbursement check was being mailed on November 8. Two weeks later, still no check so I again called. I was told the check was mailed to an address that I haven't had in a year and a half. Funny, my contract and "other" correspondence from them comes to the right address. Now they'll "investigate" and send out a new check. That's on the faucet. As for the whirlpool tub, it's STILL not fixed because the 6 or 8 people they sent me to call "don't work on whirlpool tubs". Yea, my fault for not getting it done to date but I was waiting for my 1st reimbursement check before I went on another wild goose chase. They now tell me I don't have a credit for the whirlpool tub and will have to pay a copay. As a side note, when I bought the house and paid for the policy with Bruce, I made sure the whirlpool tub was covered. When I called in on it, I had to get into an argument with them because they said it wasn't covered. After I called Bruce back and verified it was covered, they "miraculously" found where it was covered but it still isn't repaired.

Would Not Recommend
I placed a service request online on 10/28/2019 regarding some water that we found when we pulled out our shower module in our master bathroom. I received an email the next day on the 29th indicating that more information was needed. I called and spoke with a representative to clarify my findings and the reason for the service request, which I explained was water found when we removed the shower module and that I wasn't sure where it came from or whether it was a leak.

It took another two days for the service request to be assigned to the plumbing company in order to schedule the service. Fortunately, SelectHomeWarranty were able to schedule and accommodate a quick appointment for the very next day.

The plumber came out and inspected the space which, by then, was dry on the surface since it had been 4 days since we originally pulled out the shower module. The plumber indicated, and I agreed, that completing a hydrostatic test (leak test) is recommended to determine the source of the leak in order for them to fix it, but said that he would have to submit it to Select Home Warranty first for approval.

I waited 2 business days (since it was done on a Friday) and called Select Home Warranty on the following Tuesday (November 5th) to follow-up. The representative that I spoke with said he believed that the test would not be covered, but seemed very unsure of what was going on with my case, even after having provided him my contract number and property address. He said that he would send a request to have someone contact me to discuss it further so that I could understand, if it's not covered, why it wouldn't be covered, since leaks are clearly covered in the policy in section 6. 3. 1. I received no call.

I finally called and spoke with a representative on Friday, November 8th who told me that someone had tried to call me on Tuesday November 5th but that I didn't answer. I explained to her that I received no call from Select Home Warranty, no voicemail message, and no email as I had before indicating that they were trying to reach me. She then indicated that a leak test would not be covered because of section 9. 1. 2 which states that "This policy covers mechanical breakdowns, it does not cover shelves, door handles, doors, hinges, knobs and buttons, door seals, freon, damage caused by freon leak, displays, latches, timers, leveling equipment, clogged drains or lines, cosmetic issues, gaskets, leak searches." I asked her to better explain that because logically, if a leak is covered, you would first need to know where the leak is in order to fix it. She kept repeating herself that it was in this section, rereading it and saying that it just wouldn't be covered. I responded by asking to speak with a manager because I needed to understand why, if leaks are covered, pinpointing where the leak is would not be covered. She stated that her manager would just tell me exactly the same thing, to which I replied that that was fine but I still wanted to speak with a manager because the logic of it not being covered was, quite frankly, ridiculous. She said that her manager was not available but that she would put in a request to have a manager contact me later that day. Today is November 22nd and I've still received no call.

My level of frustration with this company on just this first service request is such that I will definitely be looking for another home warranty company. Part of the reason that I switched from my former home warranty company was because the vendors that they contracted seemed unqualified to fix even the simple issues that I was experiencing. My old warranty's response time to service requests was within 24 hours to process and contract a vendor and their customer service was good overall, so perhaps I was just spoiled with good service, but I thought it was time after 10 years to see if there were other options available that could combine their good attributes with high-standard vendors to help resolve issues accurately and efficiently.

Now, I'm forced to pay out of pocket to figure out if/where a leak is in order to get this policy to cover whatever fix might be required, which should be covered as part of troubleshooting the issue to begin with. The shortcomings of this policy and the lack of customer service/agent knowledge is disappointing and I would absolutely not recommend Select Home Warranty to others at this point.

Met my expectations
Hello! I had been doing my due diligence for months. I was educating myself on the home warranty business, looking at different companies, going in and out of websites, and reading countless reviews. I even picked up the phone and called some of the companies customer service lines just to see how I would be handled. Needless to say, there's a lot of companies out there that really need to work on their customer service and make themselves more accessible. There's nothing more frustrating for a customer than to call in and get an automated attendant and not be able to speak to a live body. That really makes you feel like you are just a number and that your customer experience is just not that important to them. I landed on Select Home Warranty because I felt SelectHomeWarranty were the best choice after doing all of my research. Following the call to place my order, I was extremely pleased with my experience and it met or exceeded all my expectations. The salesman was very courteous and knowledgeable and he helped me through the entire process and after hanging up, I was thrilled to know that I was in good hands and that I had made the right choice. Also, he handled all of my questions regarding the "fine print" and some questions or concerns that I had regarding exclusions. I really feel that Select has the best overall value for protecting your home. Including price, network of contractors, expedition of claims, and excellent customer service. It is very reassuring that you can get hold of a live person to handle any issues you may have and that you can also file a claim 24/7 online.

TOTAL SCAM
I bought the primo platinum policy after listening to the sales spiel and even went for the 6 year whole ball of wax after asking lots of questions: how easy is it to file a claim? How fast are SelectHomeWarranty getting out to you? Do they send someone right away? How long does it take to get reimbursed? Etc.

I contacted you once before and you had to intervene and resolve the first claim and even that resolution didn't come until months after the initial handling. You all never could find anybody to come out that wouldn't take a week to wait without AC. I called and got someone next day. Then you all fiddled with the claim for 6 weeks before you had to intervene to get the payment sent. Even then it took 2 weeks to get the reimbursement after YOUR approval. 2 months after the claim was filed.

That claim took numerous phone calls and emails and resulted in a reimbursement of less than 1/3 the total cost of the actual bill I ended up paying.

I'm contacting you again since I've been put through the Select Home Warranty wringer again.
Sunday 8/23 afternoon - Called when pool pump motor (a covered item) started making terrible noise and burnt up the motor and casing.
Spoke to CSRep and they said it would be 24 hours and someone would call. (THAT DID NOT HAPPEN)
Received a robo-email thanking me for my claim and someone would be in touch. (THAT DID NOT HAPPEN)
Monday 8/24 - nothing (I waited the full 24 hrs)

Tuesday 8/25 - I called SHW. They called me back. CSR Rep said they could send someone out but it would be 3 weeks before they could get to me. They asked if that was okay? Really? 3 weeks of a pool sitting without filtration would cause a lot more damage. I asked if there was an alternative. They said yes... I could call someone and have them come out and then call you all for authorization. I was sent an email authorizing up to $100 for the repair (you can't repair most things for $100).

Tuesday 8/25 called and our normal pool company said they would come the next day. They did.

Wednesday 8/26 Repairman came and said it would be approximately $900. The motor had burnt up and the pump housing was damaged and needed to be replaced. We called to get authorization. We waited on hold 28 minutes with two people. Finally got to the right person. The repairman is standing there waiting to talk to you all. The CSR said she would check... put us on hold for 8 minutes. Came back and said it would take 24-48 hrs to authorize the repair... don't do anything till we get the authorization (which I still don't have). I told the main to do the repair so we wouldn't damage the rest of the pool system by it sitting up. It was under $900 as he said it would be ($785.88).

8/27 you all emailed asking for pictures of the defective unit... which btw I sent with the original claim I filed so not sure why you didn't already have those... but this was yet another of your stall techniques probably just hoping we would just go away or quit... I sent the pictures again
Robo-email reply asking me to call. I called. Was told oh we didn't mean to send that. You'll have to wait for a response from our claims authorization department. Still no email or call and today is the 8/29.

8/28 I emailed asking the result. Roboemail reply asking me to call. I called... not done but they will contact me when the authorization occurs.

8/29 emailing you as I've still heard nothing about "authorization" to do the work that needed to be done on the pool pump that died 6 days ago.

I'm left to think of the alternatives:
You have the WORST customer service and SYSTEM ever designed in corporate history. Perhaps you've simply grown too fast to handle the work and the company doesn't fulfill its original mission. Or, the more likely:
You have intentionally designed the SYSTEM to be so clunky and difficult and non-responsive to the customers that you simply charge them for the home warranties and then only pay out only after the most persistent of customers go to battle with your CSR gauntlet and robo-email system.
I asked if you had adequate providers in the SAVANNAH METROPOLITAN AREA to do the work for repairs before I bought the warranty. I was told yes you did. That has turned out to be a fraudulent statement by SHW. So that's why it was going to be 7-10 days to get an AC repairman for the first claim and 3+ weeks for the pool repair. Odd when I was able to secure someone to do the work in one simply phone call and next day service.

I paid you all $2915 for a 6-year home warranty with coverage for everything platinum (pool, septic, roof, appliances, hv/ac, etc.). I've had 2 claims to file and I now recognize this was just a scam.

I've never received authorization to repair the pool, but I had to have the work done and the repairman was present and I didn't feel like paying for a second service call simply because you all have crappy customer service. I paid $2915 for 6-years of having to run the gauntlet to get service and next to no reimbursement. I did get one check from you all on the first repair for just under $80 from a $250 repair. And nothing yet on the second one of $785.88. I haven't even been authorized by you all to repair it (7 days later). Thanks for nothing.

I will be posting this saga by way of reviews for SHW anywhere I am able so that other buyers will be educated not to buy into the scam that is SHW.

If you are thinking about a home warranty company don't go with Select Home Warranty I am going to get a lawyer to get results. SelectHomeWarranty have not done one thing correct on the issue I have had. At the first of the year my hot water heater went out they wouldn't cover it because they said it was a leak. It wasn't just a leak. When my washing machine had problems I had to pay for it because I couldn't wait for three week for them to resolve the issue. Now the outside ac unit when Sunday night. No AC in Houston is terrible. I file the claim it would be 24 to 48 hours. I called and was very nice stating that I need it take care before that. Well 24 hours later we had a AC guy come and take a look at it. He said it was a simple fix and he had the part. Just need the approval from Select Home it Warranty would take another 24 to 48 hours. I called them back and said that I need it fixed now. We have had a death in the family and I have people coming into town and there is no way we can have them here without AC. The women state she would fast track it and I should hear within few hours (before 5 PM) I didn't I get a request by email for a picture of the unit. What a picture why. So I sent them a picture and called. Was told it would take 24 to 48 hours for approval. What! Do they have to approve? It is covered. I want to talk with a supervisor. I couldn't she would tell me the same thing. Then let me talk to someone who can. Put me on hold for a hour. Did a load of laundry, change sheet on bed, took out trash, got dressed. Finally came back on line stated that the supervisor was on another call and would call me back. I asked for another number to call no response long pause, she stated there was not another number to call. I have never cussed anyone out in 70 years. Response we will have some call you back. Now we are going to have to go to a hotel 5 rooms four nights

Select Home Warranty - JUST DON'T
I called Select Home Warranty about my dishwasher. My dishwasher cost 600.00.
SHW sent out a company called TMT for the repair. The technician diagnosed the problem bad pump, heater and wand. Then for some reason TMT fired him. We called TMT asking why it was taking two weeks to get back to us. SelectHomeWarranty said that they fired the technician. Then we waited another week. I called TMT back and she said they had the parts and were ready to come and finish the job. Well a young boy showed up without all the parts. My wife had to find and play a youtube video so the guy could replace the wand in the dishwasher. He tried to get us to sign off on the job saying the repair was finished. So then when we called TMT back she said she was not aware of the parts list because the technician that they fired never turned in the parts list. This went on for 2 months. After that I cancelled TMT and SHW let me know that I was entitled to a $185 for the repair and to send me a check. I decided to go back to my old company American Home Shield - WHY? My dishwasher was 4-5 years old SHW pro-rated the dishwasher so if I wanted it fixed I would have had to pay the difference between what they said it was worth and what the technician was going to charge. I sent them 1000. 00 for a 3yr contract, never turned in a claim and I had their service for about 6 months. So they took back the 185.00 they said I deserved to get for the dishwasher repair and they said all that was left from my 3 year contract was 400.00. Needless to say I would never recommend SHW for any property owner. I explained the same scenario to my old company American Home shield and they said that if the repair was more expensive than the appliance they would have replaced the dishwasher. I am glad I learned about SHW now, instead of when my two heat pumps went out, then I would really be stuck. SHW offers NO benefits to the home owner. They hire inexperienced labor, they prorate the repair and make the customer pay the rest.

We have paid this company $301.64 since April of this year (2019) with zero satisfactory service. Countless hours have been wasted on the phone with Select Home Warranty trying to get repairs / resolution and reimbursement for two claims (Plumbing Stoppage which we had to wait 7 weeks for the repair and ultimately had to get our own repair company; and Water Heater replacement).

The Select Home Warranty website indicates SelectHomeWarranty are number one in customer satisfaction, available 24/7 and have a large network of professionals throughout the country. Quote, "We'll repair or replace your covered item. You pay a minimal service fee. Simple as that."

They send emails rather than call the customer and /or service technicians so results are very slow. The emails sent by this company are not factual and are very redundant. They do not cover most claims and state that it is in the contract. They use canned reviews and logos indicating they are number one in the country.

Be advised, stay clear of Select Home Warranty, they do not repair, replace or reimburse! Customer Satisfaction is not important. This company is a SCAM!

Deceptive and Scamming Warranty Company
After selling rental property where I always had a home warranty; I moved out of state and started looking for a warranty company for my new house. While doing a Google search for the company I had previously used, Select Home Warranty came up. I read their information on their website and SelectHomeWarranty seemed just like the other company I had used and signed up for a quote. I had just entered my phone number and within a minute a sales rep called. The rep made the same promises that the other company I had, and offered me a three year warranty at a discount for being a senior citizen which came out to $1124 which I paid in advance. One thing I was quite insistent about and explained to the sales rep that I bought a house with appliances which had been tested during the inspection but I had no idea how old they were. No problem I was told.
About 5 weeks after I got the policy I called about my washer. It took a week to get anyone out and all they did was "reset" it. After doing a load of wash I realized the reset did not work and I called the tech back. He told me he had to order a part and would call me when it came in. Five weeks later I called the Tech back asking where my part was. I was told it came in, but my tech was on VK and would be back next week and then he would come back and put in the part.
The part did not solve the problem and the tech suggested another part that would most likely fix it. However he could not go forward without SHW approving it. They refused. The denied the claim because based on the depreciated value the washer was not worth fixing and they offered me $250 to either get someone else to fix it or buy a new washer. However they would not send me the money until I sent them a receipt proving I had either paid another company to fix it or purchased another washer. When arguing with customer service the rep gave me a snarky response by stating if we keep servicing old appliances for more than they are worth we wouldn't make any money. I decided to cancel, the warranty and even though I had ONLY been covered for less than 3 months they took over $300 out of the $1124 I had paid in advance for a three year warranty.
I decided to go to their corporate office in Mahwah, NJ to confront them. Good thing I called first. The address they give for their corporate office is the address of a Sheraton Hotel. I called the Sheraton and after speaking with a couple of Sheraton employees I found that SHW leases an office in their building; but usually no one is there. They said they have had irate customers come to confront them like I planned to do; go up to the office and come right back down - finding no one there. They use the office to receive mail but would not give me the address where the mail is sent.
This is a scam company who has no intention of ever completely fixing an appliance or if they can't - replace it. The company I had been looking for when I came across SHW actually replace my 10 year old stove in my rental property when they could not get the parts to fix it. Silly me thought all warranty companies were the same.
Please don't waste your money on Select Home Warranty's worthless policy. The ONLY nice thing I can say about them is that I received my refund check in just a week.

Poor Customer Service and terrible claim payments
I write lots of reviews and hardly ever have to be so harsh on companies. This issue went on for over 2 months though and I'm beyond disappointed.
I called to make a claim that my Refrigerator unit was leaking. After SelectHomeWarranty sent out a technician 4 days later with one of their companies they communicated that the lines just needed to be unclogged and cleaned. This did not work so we had to have the third party Refrigeration company come back out and evaluate that the whole fridge needed to be replaced.

Then I waited over two weeks before ever hearing from SHW. I called and they said they were waiting on the Refrigeration company. So I called the Refrigeration company and they said they were waiting on SHW. No one wanted to resolve the issue! Finally, I called SHW back (almost a month after the initial claim was submitted) and they sent me an offer of $185 to replace my refrigerator. What? $185? What am I supposed to buy with $185? The ice maker alone costs $180 to replace in that fridge. I read the terms and I know that they base the value of your appliance on the depreciated price of your unit. But they also say in 10.1 of their terms the amount of claim payout for appliances is up to $500. I asked for a manager and requested the full $500. They said they'd call me back. They never did so I called back. Then they said they'd review it and get back to me and they never did so I called back again.

This issue started on Oct 31 and it took me constantly pursuing them for over two months for them to say the only amount they will give me towards buying a new fridge is $185 firm. No exceptions. This is where I conclude; WHAT A WASTE OF MONEY! It would have been better to save the over $1,100 dollars I spent on this worthless warranty and then I'd have enough to buy a fridge myself! Poor customer service, unrealistic reimbursement valuations, and waste of coverage. There are better ways to spend your money people.

Please do not waist your money, this company is terrible! Not only that all customer service is out in Patagonia somewhere, but you have to wait 30 minutes to as long as an hour for them to answer a simple call. When SelectHomeWarranty answer, your problem is not solved and you ask to talk to a supervisor they say "we have no supervisors available, they are on other calls". When you state that you have time to wait until a supervisor is available, they say" we cannot wait with you on hold because we need to serve other customers". This is awful customer service! We had American Home Shield and they were amazing. Select not only that does not take care of your claim ( we have been for 7 days without air conditioning in Florida summer and spent numerous hours with Select on the phone), but they cannot even do a preauthorization appropriately for a contractor that we were forced to find on our own because Select had no contractors that want to work with them. Matthew Gonzalez employee # 0419 ( I am sure this is not his name or employee number) just shared with us that upon the contractor diagnosis being completed, the contractor needs to call them and get preapproval for the service otherwise we would not get reimbursed. So basically not only that they do not have a contractor to serve us, but they think that a contractor that is usually charging by the hour will have time to wait for the customer service to answer a call with an average hold time of 30 minutes. WOW! We lost money, time and please save yourself aggravation most of all!
